Warranty Information
Fifteen Years and what that covers
Most of a Clearspan roof is warranted for fifteen years — the aluminium structure, the glass, the seals and the fixings. Two things are covered for ten. This page sets out exactly which is which. We warrant our own products and pay our own claims. You don’t have to chase a sheet manufacturer or a powder coater; you come to us.
Periods run from the date of purchase. The powder coat runs from the date the coating was applied to the metal.
What each part is covered for
The aluminium structure
Fifteen years against defects in the material and manufacture of the extrusions, brackets and structural components we make. If a valid claim is accepted we repair or replace the component, or credit what you paid for it.
Polycarbonate
Both polycarbonate products are covered for fifteen years against anything that affects the integrity of the sheet — cracking, embrittlement, structural failure, or loss of its ability to keep water out.
They differ on appearance. Clearspan UV is covered for fifteen years against loss of light transmission and yellowing. Clearspan Standard is covered for ten, because in some applications and orientations it can yellow slightly over a longer period. That change is cosmetic — it doesn’t affect how the sheet performs. If long-term clarity matters to your project, specify Clearspan UV or glass.
Glass
Fifteen years against defects in material and manufacture, including delamination of laminated glass and seal failure or internal fogging of insulated units.
Seals and fixings
Fifteen years on the TPE window rubber, gaskets, foam infill and glazing tapes, against loss of seal, hardening, cracking, shrinkage or permanent set. Fifteen years on fixings and fasteners we supply.
Powder coat
The finish is Dulux Duralloy, applied by a Dulux Accredited Powder Coater, and carries Dulux’s Alumi Shield warranty — ten years on film integrity and ten on colour. We pass that warranty through and manage any claim on your behalf, but it’s assessed by Dulux under their terms, not ours.
One limitation worth knowing before you order: Duralloy isn’t warranted in severe coastal or industrial environments, or within 100 metres of high water. If your site is in one of those zones, tell us at quoting stage and we’ll talk through the coating options.
It stays with the building
The warranty attaches to the products installed at your address, not to whoever bought them. If you sell the house, the balance of every period passes to the new owner automatically. No form, no fee, nothing to tell us.
Pass on your invoice and the maintenance record when you hand over the keys. A new owner takes the warranty as it stands, including whether it has been maintained.
What we need you to do
The warranty holds as long as the roof is cleaned on schedule. This is the one condition people trip over, so it’s worth being plain about it.
Salt, grit, pollen and organic growth sit on the glazing and the coating and slowly attack both. Washing them off is not about how the roof looks — it is what keeps the finish and the sheet performing for fifteen years.
| Where the roof is | Clean at least |
|---|---|
| Inland, urban or city sites | Every 6 months |
| Coastal, offshore island, geothermal or heavy industrial sites | Every 3 months |
| Interior installations | Every 12 months |
Wash with warm water and a mild pH-neutral detergent — dishwashing liquid is fine — using a sponge or soft cloth, then rinse with clean water. Do it when the surface is cool, below 25°C. While you’re there, clear the gutters and channels of leaves so water drains freely, and check the seals and fixings are sound.
Things that will damage the roof and void the cover: solvents, thinners, turps, citrus cleaners, bleach or ammonia-based products; abrasive pads or scrapers; water blasting; and sunscreen left on the powder coat. Don’t use a brush on the glazing, as it scratches.
Never walk on it. Clearspan roofs are non-trafficable. The glazing will not hold your weight, whatever it looks like. Work from a ladder or a platform alongside, and keep off the glazing bars.
Keep a short dated note of each clean. If you ever need to claim, that record is what supports it.
What isn’t covered
Installation is the big one. We manufacture and supply; we don’t install, and we don’t warrant the installation. That sits with your installer or builder, along with the design of the structure the roof is fixed to. Get their workmanship warranty in writing when you engage them — a Clearspan warranty is not a substitute for it.
Beyond that, the warranty doesn’t cover:
- Storms, hail, earthquakes, flooding and other events outside our control
- Impact, breakage and accidental damage, including damage during building work
- Scratching, including scratching caused by cleaning
- Neglecting the cleaning schedule above, or using a prohibited product on the roof
- Dirt, moss, lichen or algae reducing the light through the glazing — that’s a cleaning matter
- Products altered, cut, re-coated or repaired by someone else after supply
- Removal, reinstallation, scaffolding and access costs, and indirect losses
If something goes wrong
- Tell us within seven days of noticing it. If you bought through an installer or reseller, go to them first — they’ll raise it with us. Early notice matters: a seal or drainage fault caught quickly is a small repair.
- Send your proof of purchase. Your installer’s invoice is fine — it doesn’t have to be one of ours, as long as it identifies the products, the date and the address. Include your maintenance record and dated photos of the problem.
- Let us look at it. We’ll inspect it in place and tell you in writing within thirty days whether the claim is accepted and what we’ll do about it. Where a claim stands up, we repair, replace or credit the affected products.
The full terms
This page is a plain-language summary. The complete warranty document sets out the full conditions, exclusions and claims process, and it is what applies. Ask us for a copy, or download it before you order so you know what you’re buying.
Warranty periods are our commercial terms. They are not the same thing as Building Code durability — our durability position for each product, and the evidence behind it, sits in the Clearspan technical documentation, which is what your designer or council will want.
